What Your Tri-Cities Home Is Really Worth (and Why Zillow Misses)

Every homeowner has typed their address into a home value website at some point. It takes four seconds and gives you a number that feels official. The problem is that number was produced by a computer that has never walked through your house.

What automated estimates actually do

An automated valuation model pulls public records — square footage, bedroom count, lot size, tax assessments — and compares them to recent nearby sales. That works reasonably well in a subdivision where every home is nearly identical. It falls apart the moment your home is different from its neighbors.

  • It cannot see your updated kitchen, new roof, or finished basement.
  • It cannot see that your backyard backs a busy arterial instead of a greenbelt.
  • It does not know about the shop, the RV parking, or the view.
  • It lags the market — estimates trail real conditions by weeks or months.

What a real valuation looks like

A proper valuation starts with the same comparable sales, then adjusts them the way an appraiser would: line by line, feature by feature. A home that sold for $465,000 with a three-car garage isn't a clean comp for your two-car — that difference gets priced, not ignored.

The three questions that matter

  • What have genuinely similar homes closed for in the last 90 days?
  • What is currently active and competing with you right now?
  • What did buyers reject — the expired and withdrawn listings tell you where the ceiling is.

Your home value drives refinance decisions, insurance coverage, remodel budgets, PMI removal, and estate planning. Knowing your real number — not an algorithm's guess — is basic financial hygiene.
